Your primary care physician doesn't just see you when something is critically wrong. They know your history, they catch things early, and when you have a question, you can reach them directly. Atelier works the same way for your home.
Most homeowners have two choices when something needs attention: call a contractor and hope for the best, or let small things pile up until they become expensive problems. Neither is good enough for a home like yours.
Atelier members get a third option. Quarterly walkthroughs with a licensed builder who knows your specific home. A documented record of every system, every repair, every trade who has ever touched your property. And when something comes up, you reach me — not a call center, not a property management app. Me.
This is maintenance done the way building is done: by someone who knows what they're looking at and has the trade relationships to act on it.

With Atelier
Four times a year, I walk your property room by room, inside and out. I'm looking at what most people miss — the slow drip under the vanity, the early signs of wood movement, the HVAC filter nobody's changed.
Documented report after every visit
Once a year, a comprehensive systems assessment: roof, foundation, mechanicals, drainage, and structure. You receive a written report with prioritized items and honest cost estimates for anything that needs attention.
Written, prioritized, with cost estimates
My personal number. When something comes up — a sound you don't recognize, a leak that appeared overnight, a contractor estimate that doesn't look right — you call me. I answer or call you back the same day.
Same-day response, always
When your home needs a plumber, electrician, or HVAC tech, I dispatch trades from my vetted network. I scope the work, get the quote, and oversee the job so you don't have to manage a stranger in your home.
Trade cost passed through at actual — no markup
Every walkthrough, every repair, every trade visit — logged and organized in a secure member portal. When you eventually sell, you hand over a documented home history that buyers and agents can actually use.
Always accessible, always current
Members get first consideration when a project grows beyond maintenance scope and into Hearthside territory — a renovation, an addition, a pool house. Your place in line is held before we go to market.

Carter portrait
My father built Hearthside Homes in 1987. I grew up walking slabs, pulling wire, watching every trade work until I understood what they were doing and why. Today I run the company — and I build 15 to 20 custom homes a year across Alamo Heights, Terrell Hills, and the Texas Hill Country.
Atelier started because the homeowners I build for kept asking me to stay involved after move-in. They trust the way I work: direct, specific, no inflated margins. I designed Atelier to be exactly that — extended across the life of the home, not just the build.
I keep the membership at 100 households. That's not a marketing constraint. That's how many homes I can actually know well and give real attention to.

Fill out the short form below. I review every application personally — I want to understand the home and confirm it's a good fit before we commit to each other.
2
A 20-minute call, just the two of us. I'll ask about the home's age, any known issues, recent work. You can ask whatever you want about how Atelier actually works in practice.
3
Once you're a member, I schedule your baseline walkthrough within 30 days. This is how I get to know your home — systems, materials, quirks. Everything goes into your home record.

Quarterly visits. Annual assessment. Direct access anytime. Your home has a builder watching it all year — not just when something goes wrong.
Annual Assessment
Once a year — typically in Q2 — I do a comprehensive written assessment of every major system: roof, foundation, structure, mechanicals, drainage. You receive a prioritized report with my honest take on what's fine, what to watch, and what needs attention soon. This is the document that makes selling a home easier and unexpected repair bills rarer.
I stopped worrying about the house the day Carter became our builder. Having him still available after we moved in is exactly what I didn't know I needed.

There's no bronze, silver, or gold. Every Atelier member gets the same access, the same walkthroughs, the same response time. I kept it simple because the value is in the relationship, not in package tiers.
Trade costs are passed through at actual — I don't mark up labor or materials. My fee is $300 a month. That's the whole model.
Membership is month-to-month. You can cancel anytime. I've kept it that way because a program you feel locked into isn't really a partnership.

What kinds of things does Atelier actually handle?
Maintenance, repairs, and small projects — the day-to-day life of a home. HVAC filters, leaking fixtures, roof wear, irrigation issues, pest entry points, caulking, weather seals, minor electrical, drywall repairs. When something requires a permit, multi-trade coordination, or more than a day on-site, that's where a full renovation conversation begins. Atelier members have a defined upgrade path for exactly that situation.
Do I have to use Hearthside & Co. for any larger work?
No. The referral is a natural one — you already have a relationship with me and I know your home better than any new contractor would. But there's no obligation, and the membership fee doesn't change based on whether you bring renovation work to Hearthside or not.
How does the trade dispatch work? Do I pay them separately?
Yes, trade costs are always separate and always pass through at actual — no markup. I scope the work, get the quote, and you approve it before anyone shows up. I'm on-site or reachable throughout. My membership fee covers my time; the trade's invoice covers their work.
What does "100 member ceiling" mean in practice?
It means I will never take on more than 100 member households, ever. That's the number I've set to ensure I can give every member real attention — four walkthroughs a year, same-day responses, proper oversight on dispatch. Once it's full, the waitlist opens. There are no exceptions and no way to pay to skip the line.
Is this available in all of San Antonio?
For now, I'm limiting membership to Alamo Heights, Terrell Hills, Olmos Park, and adjacent neighborhoods. Geography matters when I'm personally doing the walkthroughs — I need to be able to reach you quickly and keep visits efficient. If your home is on the edge of that footprint, let's talk. I'm honest about what I can actually do well.
What happens when I eventually sell the home?
Your digital home record transfers as part of the transaction — it's yours, not mine. A documented maintenance history with photos, trade records, and inspection reports is something buyers and their agents actually value. A number of our members have told me it's made their closings easier and cleaner.
I review every application personally. I'm looking for homes I can actually serve well — in the right geography, at a condition level where proactive maintenance makes sense. If it's a fit, I'll reach out to schedule our intake call within a few business days.
If membership is currently full, you'll be added to the waitlist automatically.
